Congratulations — your home is officially live on the market.

This is one of the most exciting stages of the selling process. Buyers are actively scheduling tours, emotions are forming quickly, and first impressions matter more than ever. Below is everything you need to know about how showings work, how to prepare, and what to expect moving forward.

How Showings Are Scheduled

Maine Listings uses BrokerBay, a secure and streamlined showing platform that allows licensed Buyer Agents to request appointments on behalf of their clients.

When a showing request comes through via text or email, I strongly recommend accommodating the requested time whenever possible. The more buyers who walk through your home, the greater the opportunity to generate strong interest and ultimately receive an offer.

Showing requests will typically include:

  • Date and time of the appointment

  • Estimated showing duration

  • Any additional notes from the Buyer Agent

Most appointments come with advance notice, although same-day or short-notice requests can happen depending on market activity.

If your schedule requires certain showing windows or restrictions, please let me know. We can absolutely create boundaries that work for you, while still maximizing buyer access. Flexibility almost always benefits the sale.

I will coordinate all showing logistics, communication, and follow-up so the process remains as smooth and stress-free as possible.

Preparing Your Home for Showings

Small details can make a major impact on how buyers feel when they walk through the door. The goal is to create a bright, clean, welcoming environment where buyers can emotionally connect with the home.

Lighting & Atmosphere

  • Turn on all interior lights throughout the home

  • Open curtains, blinds, and shades to maximize natural light

  • For evening showings, turn on all exterior lighting

  • Soft instrumental or neutral background music can create a warm atmosphere

Tidying & Presentation

  • Clear kitchen counters and bathroom vanities

  • Put dishes away and empty trash bins if needed

  • Make all beds and tidy bedrooms

  • Vacuum and do a quick floor refresh when possible

  • Remove pet bowls, toys, beds, and litter boxes

  • Keep shoes, coats, and personal items tucked away

  • If weather allows, tidy outdoor spaces, patios, and decks

Comfort & Privacy

  • Keep the home at a comfortable temperature

  • Avoid cooking strong-smelling foods before showings

  • Secure valuables, prescriptions, personal paperwork, and sensitive items

A clean, bright, and welcoming home not only photographs beautifully, but also creates a stronger emotional connection in person.

What to Expect During Showings

If a lockbox has been installed, please ensure the key remains inside at all times.

Buyer Agents will accompany their clients throughout the showing and will contact me directly with any questions. In most cases, buyers prefer touring the home privately with their own agent, as it allows them to feel more comfortable and speak openly.

I recommend leaving the home approximately 15–20 minutes before the scheduled showing time, as buyers occasionally arrive early from previous appointments.

Most showings last between 30–60 minutes depending on the size of the home and the buyer’s level of interest.

For both your comfort and the buyer’s experience, please wait until the showing is complete before returning home.

If you have interior security cameras or audio devices, please avoid listening to conversations in real time. Buyers should feel comfortable discussing the home openly. If recording devices are active, I am required to disclose that information to the Buyer Agent and their clients.

After the Showing

Buyer feedback is typically received within 24 hours through BrokerBay, text, phone call, or email.

If feedback is not automatically provided, I will follow up on your behalf.

Feedback may include:

  • Overall buyer interest level

  • Thoughts on condition or layout

  • Pricing perception

  • Questions about the property

  • Comparisons to competing homes

As feedback comes in, I will keep you updated and help guide any strategic adjustments if needed.

If an offer is submitted, I will notify you immediately and walk you through every step of the negotiation and contract process.
